This week, I was in the lounge of Frankfurt's Opernturm, with its terrace offering a panoramic view of the skyline. Thomas Reimann (ALEA Hoch- und Industriebau AG), president of the Association of Construction Contractors in Hesse, invited guests to his "Immotalk" event series in cooperation with the commercial law firm Oppenhoff and office furniture manufacturer König & Neurath.
The main topics of discussion were strategies for accelerating construction processes, securing living space, and strengthening the quality of the region as a location. Among other things, the discussion focused on reducing bureaucracy, sustainable construction, and the opportunities offered by digitalization. The exchange between politics and business was particularly exciting, highlighting that only joint action will enable the urgently needed changes.
Hesse's Minister of Housing, Kaweh Mansoori (SPD), representing the state government, showed himself to be solution-oriented in his exchange with the industry. Construction costs are to be lowered and construction processes accelerated. Hesse is a national leader in issuing digital building permits. Other issues are to be actively addressed.
My takeaway is that prices for building materials, such as concrete, steel, and wood, will remain high. Against this backdrop, construction should be more resource-efficient, and the use of materials should be reduced as much as possible. Renovating existing buildings is therefore particularly desirable. Nevertheless, new construction is the key to relieving pressure on the housing market.
Overall, Immotalk has once again demonstrated the importance of open dialogue between politics, business, and construction practice for the future viability of Frankfurt and the region as a real estate location. My thanks for another successful event.
