This week, I attended the Housing Industry Summer Festival at the European Education Center for Housing and Real Estate (EBZ) in Bochum. This annual event is a valuable platform for exchange with market participants in the housing industry. In my perception, investor interest in residential real estate has increased noticeably. Some investors want to expand their existing portfolios, while others are planning to enter the market and build up portfolios. Many players are becoming more active again.
The reasons for this development are obvious. Demand for housing remains high in urban centers. New construction activity remains low. Rising construction costs, regulatory hurdles, and complex financing conditions are slowing down supply. At the same time, rents continue to increase.
Residential real estate thus offers particular stability. This creates an attractive risk/reward profile for investors: solid cash flows, long-term demand, and inflation-protected returns.
Access to the right properties and investors is crucial. Those who act now, before market activity picks up significantly again, will position themselves for long-term success.
I want to thank the organizers for the successful summer festival and the numerous discussion partners for their valuable insights. In addition to the EBZ, the event was organized by the Association of the Housing and Real Estate Industry of Rhineland-Westphalia (VdW), the Employers' Association of the German Real Estate Industry (AGV), and the Federal Association of Independent Real Estate and Housing Companies (BFW).
