Gibson Beach Club as an interim use in Frankfurt's banking district

This week, I had the opportunity to take a closer look at the newly opened Gibson Beach Club in Frankfurt's banking district on Mainzer Landstrasse.
Following a restructuring in which Tite Street Capital took over the project as the new majority shareholder, the Canyon office project, with approximately 36,000 m² of rental space, is scheduled to be built there from 2026. A sustainable office tower planned by KSP Engel Architekten.
The site will be used for other temporary purposes until construction starts:
Bastian Bernhagen, managing partner of the Gibson Club in Frankfurt, has leased the space for interim use, featuring beach bars, restaurants, padel courts, and events. A Christmas market with an ice rink is planned for the winter months.
The interim use helps to keep the location visible. Even before construction begins, it ensures a presence in the market, keeps the address in the spotlight, and creates a quality of stay for passers-by.
I consider the Gibson Beach Club to be a successful example of how central locations can be revitalized and positioned even in transitional phases. Interim uses like this bring visibility and demonstrate that development is continuing, even if construction has not yet begun. There is no gap in the cityscape.
